What is conveyancing?

Conveyancing involves legally transferring home or land ownership from a seller to a buyer. This process is required when buying or selling a property or remortgaging.


How long does the conveyancing process take?

The process typically takes between 8 to 12 weeks, but this can vary depending on the complexity of the transaction


What are the costs involved in conveyancing?

Costs can include legal fees, search fees, stamp duty land tax, Land Registry fees, and other disbursements. It’s best to get a detailed quote from your conveyancing consultant.


What documents are needed for conveyancing?

Common documents include the sale contract, title deeds, property information forms, and mortgage details together with proof of source of deposit.


What can I do for you?

Conduct vital searches with organisations such as local authorities and utility companies to ensure there are no building plans which may affect the purchase. These searches can also reveal if sewers run close to the property, if the area is categorised a flood risk and whether there are any financial liabilities hanging over from past inhabitants.

Also, advise on any ‘incurred costs’ such as Stamp Duty Land Tax, review contracts drawn up by the other parties and liaise with the mortgage lender.


What happens on completion day?

On completion day, the remaining balance of the purchase price is transferred, and you receive the keys to your new property.


What is a chain in property transactions?

A chain occurs when multiple property transactions are dependent on each other. Delays in one transaction can affect the entire chain.


What is a survey, and do I need one?

A survey assesses the condition of the property. While not legally required, it is highly recommended to identify any potential issues.
